Market Overheated?

Although early figures for the cooler months suggest a slight decline in auction clearance rates for Sydney, this has not translated to sales on the Northern beaches.

Interestingly, the number of properties offered for sale in the Forest area has remained strong for early winter with vendors keen to ride the current property boom and backlog of keen buyers.

The Move to Auctions

The past 12 months has seen property price increases by up to 20% in
Sydney. While this remains a terrific environment for selling it can make life difficult for agents and property valuers witnessing record prices on a weekly basis. An opinion of market value can become outdated very quickly.

Agents are favouring the auction process to ensure the best price is achieved on the day, and with clearance rates of around 80% in Sydney it’s hard not to agree.

Frenchs Forest Hospital

Work has commenced on the site for a large, contemporary teaching hospital. This is a major development, not only for the local area but for the
wider northern beaches communities. In the short term this will involve some inconvenience with road widening and vehicle underpasses, new bus lanes,
traffic lights and pedestrian overbridges. The benefits will be far reaching. A readily accessible world class facility at our doorstep, the likely attraction of allied health services in the immediate vicinity and a boost to local employment. The Forest is already a popular place to call home - more so after the the proposed opening in 2018.
